How soon after move out will I get my security deposit returned?

In accordance with the Virginia Residential Landlord Tenant Act, your security deposit will be refunded to you within 45 days of move out.

How much notice do I have to give to move out at the end of my lease?

A 30-day written notice to vacate is required to move out upon lease expiration.

How much will my rent go up at renewal?

Renewal rates are determined based on availability, the number of lease expirations in any given month, and what the competitors within our market are offering. There is not a set amount that rent will go up at renewal; rather, renewal rates are determined based on what the Roanoke housing market allows for in order to remain competitive in our market.

Can we paint our apartment?

Residents can paint the interior walls of their apartment any desired color. At move out, the resident is responsible for priming the walls, so that the color paint does not show through.

Can we have grills on our patios and balconies?

Roanoke City's Fire Code prohibits the storage or use of gas or charcoal grills on residents' patios or balconies. Hickory Woods does provide several community charcoal grills and picnic areas throughout the community for residents' personal use and enjoyment.

How do we put in a maintenance request?

Maintenance requests can be called into the leasing office, emailed to the leasing office at hickorywoods@msc-rents.com, or submitted online through our website.
